The lodging was great overall. Very clean and comfortable and as described. However there is NO flexibility about check in time. The description said they would alert if it is ready early, but we were on property at 3:30 and spoke to staff leaving the unit before 4 and were still unable to enter even a minute before 4. It's also a bit further from the park than I realized. My original plan was to ride e-bikes from our unit to the park but that is really far. Just something to be aware of. There is a nice covered picnic table with a fire pit and grill available for use, and the pool is nice but there are no umbrellas or shaded areas.

The Riv At Zion was very nice. Very roomy, super comfortable beds, nice TVs, and everything was very pleasing. The pool and jacuzzi was clean and amazing... we even used the outdoor bbq for dinner one night by the fire pit. Highly recommend for anyone or any family. We will be back eventually.

Highly recommend staying at the Riv! The tiny homes are so great, super clean with fantastic amenities. The kitchen was huge and really well stocked with cooking supplies and new appliances. Loved the gift basket, what a special touch. The pool and hot tub were awesome and well maintained. Location is ideal as it’s super close to Zion but also close to 15 and other hiking areas in the West side of the park. Super quiet at night but close to both La Verkin and Springdale. Check in and check out were super easy and we will definitely stay here again if we come back to the area.

Stayed in one of the prefab houses here and loved it. Everything was extremely clean and organized, and the house had way more included than we expected. The kitchen was fully stocked with pots, pans, seasonings, and all the little things you usually forget to bring. It honestly felt like a tiny home away from home. Super comfortable stay and you can tell they put effort into every detail.

The RIV at Zion is unlike any resort and cabin hybrid we’ve ever stayed at. It never feels crowded, and the pool and hot tub overlook the canyons with a perfect view. At night, the stars are so clear you can see the Milky Way. The units are beautifully organized and genuinely luxurious. Ever since staying here, every other vacation spot gets compared to The RIV. That alone should tell you how special it is. Don’t miss out.
