I would rate this hotel a 3-star overall. It’s most definitely not a 4-star on the basis of the room. The service, food, and location were excellent, but the room was small, musty, and damp, the bed was among the most lumpy and uncomfortable I’ve ever slept on in a hotel, the carpet was old and dirty, etc. I’ve stayed in Hampton Hotel rooms far nicer than this one. This hotel needs to renovate its rooms to justify its 4-star rating and price point. Next time, I will stay further away from the park for a better hotel experience.
**UPDATE** on 6/14/2026: Within 24 hours, I am increasing the rating by a star (or would even go up to 3.5) because of the thoughtful communication and appreciation showed by the management team after hearing of our concerns / issues with the room. They are coming to check the room, they understood about the hospitality concerns and they made up for the inconvenience by showing empathy for our experience. I will also note that the service team here has been incredibly accommodating with the car service to/from town, which is especially helpful in the heat. Further, the text exchange could have been "AI" if the hotel wanted to outsource it, but it was definitely personalized by the front desk staff and management as they checked in on us during our stay. Everyone has been very kind and understanding, and I am hopeful property improvements in the rooms will occur (the grounds are well kept :) so in the future I will come back and rate this to be 4 or 5 stars.
Review on 6/13/2026: Let me start by noting that I have never left a hotel review before. I am usually the one providing positive feedback. So, for me to come onto Google during my vacation means that this was an incredibly disappointing experience. My family and I did our due diligence before booking a hotel in Zion and were going for a bit upper scale - what the Curio Collection is known for. I had recently stayed in the LondonHouse Chicago location, and THAT was the level of what we were expecting - but unfortunately the Cliffrose Lodge in Zion did not deliver.
The location is fantastic, but that is where the five stars ends. Everything else went downhill. This hotel appears to be a converted Motel at the end of the day - so if you are looking for the equivalent of a supposed Curio Collection, it will not deliver. Carpet is very dated, rooms smell like mildew/musty and there was a bug (I know we are in the national parks) on our bed that was reminiscent of either a nit or some other creature that should not have been in our bed - cleanliness should be the priority. Further, the bathroom is dated and walls / fixtures are peeling. There was also a hole in our wall, covered by a sliding door and revealed when you move the door. I honestly do not mind "roughing it" (I've stayed at lower star hotels and even done "glamping") but not for $400+ / night. I would have rather stayed further away and had a cleaner room and slightly longer commute to the park.
On the amenities / food, it is OK. The pool is nice enough for a quick dip but again not what I would expect from the Curio Collection. At dinner, good food was hard to come by at Anthera. My salad was over-dressed and the shishitos were swimming in oil. My family members all agreed. When the waitress saw that I did not even eat most of my salad, there was no offer to take it off the bill. I recommend Hilton staff read the book Unreasonable Hospitality and look into ways to make their guests feel more comfortable, starting with a rehaul of the accommodations. I recommend a complete upgrade to the rooms, not surface level cover-ups - and please repair the holes in the wall (that left me wondering if there was a mouse). At the end of the day, I could do 1 night here, but I feel like advertising this property as a Curio Collection is misleading and not transparent to the customer. And, THAT is why I have given it 2 stars - it feels like we were duped, and I am hoping other visitors' expectations are properly set. And - as a balance, I checked with my husband who has a much higher tolerance for bugs and everything I mentioned above, and even he feels this is 100% accurate. I hope this helps as you make your decision in visiting Zion, and I hope that the Hilton team can use this specific feedback to help enhance the property.

Zion is my favorite place in the country, and because of that, I’ve stayed all over the area over the years … from hotels to glamping accommodations. I’ve always believed where you stay becomes part of the experience, especially in a place as special as Zion. After many visits, this was hands-down one of the most memorable stays we’ve ever had.
My husband and I got married in Zion and returned in April for our one-year anniversary trip. We stayed in an Airbnb owned by Cliffrose General Manager Dash, located right next to the resort. One of the best parts? Guests also have access to Cliffrose amenities and we absolutely took advantage of them!! After this experience, I would wholeheartedly recommend both.
The location is unbeatable. Just steps from the entrance to Zion National Park, it made every part of the trip easy and enjoyable.
The Airbnb was beautiful, comfortable, and thoughtfully designed. But what truly elevated the experience was the Cliffrose property itself. We booked a couples massage on-site at the spa, spent hours by the river, and found ourselves constantly drawn back to the grounds. Some of our favorite memories from the trip happened right there.
One of those memories was a private babymoon picnic I had planned during our stay. After seeing the river area behind Cliffrose, I loved it so much that I asked Dash if there was any way we could move the picnic there. He graciously said yes, and it turned into one of the most special evenings of our lives. Sitting by the river, surrounded by Zion’s beauty, celebrating our growing family is a memory we’ll cherish forever.
We ordered food from Anthera, (restaurant at Cliffrose) and it was fantastic. The food was excellent, the service was outstanding, and the staff went out of their way to help make the evening feel special. It was one of those experiences where everything just came together perfectly.
Most importantly, Dash and his team were incredible. Great properties are one thing, but great people are what make a stay unforgettable. From start to finish, it was clear how much they genuinely cared about creating an exceptional experience for their guests.
We’ve been to Zion many times, but this trip felt different. The accommodations, the Cliffrose experience, and the people behind it made it unforgettable.
We’re already recommending both the Airbnb and Cliffrose to family and friends, and we can’t wait to come back.
Amazing rooms, less than 10 minuets from Zion and the cute little town, pools, restaurant, and a river (fun to wade in)
The only reason this review isn’t one star is because the location is excellent. Being so close to Zion National Park is incredibly convenient, the grounds along the river are beautiful, and the front desk staff upon arrival were friendly and helpful.
Unfortunately, the hotel itself fell far short of expectations for a property charging over $400 per night. The room and common areas felt dated, there was a noticeable musty, damp smell throughout the property, and the overall experience lacked the polish expected at this price point. Our digital key didn’t work properly, housekeeping carts were frequently left blocking walkways, the air conditioning struggled to keep the room comfortable, and the pillows were among the flattest I’ve ever encountered at a hotel.
There were also no towels available at the pool or hot tubs during our stay, which left me wondering how this property continues to maintain a four star reputation. Instead towels are in your closet and as old as the national park itself.
For my wife’s birthday, the hotel left a card in the room, which was a thoughtful and appreciated gesture. However, they also left what appeared to be a random assortment of snacks consisting of a Kit Kat, granola bar, potato chips, and two bottles of water. With an on-site restaurant and rates exceeding $400 per night, a small dessert or other meaningful amenity would have felt much more appropriate. The gesture had good intentions behind it, but it ultimately reflected the overall experience: lacking the attention to detail expected from a hotel in this price range.
What disappointed me most was the feeling that the property relies heavily on its prime location rather than delivering a premium guest experience. Zion is amazing, and the convenience of being next to the park is hard to beat. However, our stay at the Hampton Inn down the street cost roughly half as much and provided a noticeably better overall experience.
For the price charged, I expected much more. I’ll come back if they renovate the rooms and housekeeping and maintenance improve.
